Home additions for Boulevard Park properties

Our home additions service fits owners who need more living, work, retail, or tenant space. The work may include layout changes, flooring, painting, cabinetry, fixtures, plumbing, and electrical work.

The key decision is whether the planned space fits the existing property and the owner's budget. A new room is only one part of the job. Connections between old and new walls, floors, roofs, utilities, and finishes need a clear plan.

We use the consultation to discuss goals, preferences, lifestyle, commercial access, and the work that must happen before construction. The result is a project scope the owner can review before requesting a quote.

  • Confirm how the proposed room connects to the existing floor plan.
  • List plumbing, electrical, lighting, flooring, cabinetry, and fixture needs.
  • Identify access limits for residents, tenants, staff, or customers.
  • Ask how the work will be documented from design through final handover.

Service Overview

Home additions are construction projects that expand usable space by connecting new rooms or areas to an existing property.

  • An addition changes the building footprint, while a kitchen or bathroom remodel improves space within the existing footprint.
  • We provide home additions in Boulevard Park for residential and commercial clients as part of design, construction, and finish work.

What a planned addition changes

A planned addition gives your household or business room for its actual daily needs.

Connected design and construction reduce handoff gaps between layout choices and finish work.

Early planning helps reveal where utilities, doors, floors, and fixtures must meet.

Clear project records help owners track decisions before work reaches the construction stage.

Commercial planning can account for tenant access and business activity during the work.

Process

How we plan and build added space

1

Discuss the property and goals

We use a free consultation to discuss the property's layout, intended use, access needs, preferences, and budget.

2

Map the addition scope

We develop a spatial plan that shows how rooms, doors, utilities, fixtures, and finishes connect with the existing property.

3

Review construction risks

We review possible settlement cracks, water intrusion, thermal bridging, access limits, and permit delays before the work plan is finalized.

4

Coordinate construction and trades

We manage construction, plumbing, electrical work, flooring, painting, cabinetry, fixtures, and other agreed finish work.

5

Check finishes and hand over

We review the completed work with the client and organize final handover for the planned space.

Why owners choose one team for additions

Design and construction stay connected

Spatial planning happens before construction choices are locked in, so the room layout, utilities, materials, and finishes support the same use. This service is the wrong fit when the property only needs a small repair with no layout change.

Licensed and insured general contracting

Our tradespeople are licensed, bonded, and insured, and we manage the work as one coordinated project. That gives owners one place to discuss scope, selections, and handover.

Commercial access gets planned early

Office, retail, and tenant improvement work needs careful attention to staff, tenants, customers, and active areas. We discuss access and disruption before the construction plan is set.

Linda and her team did an excellent job! We would highly recommend them. We hired her for a kitchen remodel and asked for a very tight timeline. She delivered and we absolutely love the result. She was very commutative and available to us. Thank you Design and Build NW!

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

After experiencing water damage in our home, we needed to replace all our flooring, some kitchen cabinets, and redo our primary bath. Linda and her team truly saved the day after a disappointing experience with another contractor. She worked closely with us to choose the perfect tiles for our bathroom and find flooring that suited our home. Her contractors did exceptional work, from leveling the floors to installation and cabinet remaking, all while maintaining a high level of professionalism. Linda answered all our questions along the way, and we cannot speak highly enough of the work she and her team performed!

Questions owners ask before adding space

What home addition problems should I anticipate?

Drainage issues deserve early attention because water can affect the foundation and finished areas. Settlement cracks, water intrusion, thermal bridging, and permit delays can also change the work.

We review the proposed connection between the addition and existing property during planning. That review helps identify where the scope needs more detail before construction and finishes begin.

How do you match an addition to an existing layout?

The floor plan, room use, doors, utilities, and finish transitions guide the layout match. We discuss how people will move through the space and where the new work meets existing walls and floors.

Flooring, painting, cabinetry, and fixtures then support the planned connection. The goal is a usable addition with a clear relationship to the rest of the property.

Which details should I confirm before agreeing to the work?

The written scope should identify the layout, construction work, utility needs, finishes, access plan, and handover steps. Those details help owners compare quotes on the same basis.

Ask which rooms are affected and how plumbing, electrical work, flooring, painting, cabinetry, and fixtures fit the plan. We discuss these points during the consultation.

When should a business plan access for an addition?

A business should plan access before construction affects staff, tenants, customers, or active work areas. The access plan should identify affected rooms and how people will use the property during construction.

Office remodels, tenant improvements, and retail renovations need this discussion early. We include access needs when we shape the project scope and construction sequence.

Why can permit delays change an addition plan?

Permit delays can postpone construction decisions and affect the order of related work. The design and scope should allow time to address required documents before work proceeds.

We discuss the planned addition, construction scope, and handover needs during the consultation. Owners should ask which project documents and approvals belong in the next step for their property.

Who provides design and construction for these projects?

HomeRemodelSammamish.info provides design and construction coordination for home additions. Our team manages spatial planning, construction, plumbing, electrical work, finishes, and final handover when those items belong in the agreed scope.

We also work with commercial clients on offices, tenant improvements, specialty projects, and retail renovations. A consultation establishes which parts apply to your property.

What changes the quote for an addition?

Structural connections, utility work, access, room layout, selected finishes, and the condition of affected areas change the quote. A room with plumbing and electrical needs has different scope from a room with few services.

We review these details before preparing a quote. Free consultations give owners a place to explain goals, preferences, lifestyle, budget, and commercial needs.
