Hardwood Floor Refinishing in Burien for worn wood surfaces

Hardwood floor refinishing suits floors with worn coating, surface scratches, dull areas, or a dated color. The key decision is whether the boards have enough sound wood for sanding and recoating.

A full project may include surface checks, sanding, dust control, stain work, and finish coating. A light screen and recoat may fit when the wood is sound and the existing finish only needs renewal. Deep gouges, loose boards, or major water damage need a broader flooring assessment before refinishing.

Burien homeowners and commercial clients can request an assessment for a single room, connected rooms, or flooring within a larger renovation. We coordinate the scope with layout changes, painting, cabinetry, fixtures, and other finish work when those services are part of the project.

  • Check boards for deep gouges, loose sections, stains, and visible wear.
  • Confirm whether the existing coating needs full sanding or a screen and recoat.
  • Review room access, furniture removal, dust control, stain choice, and finish needs.
  • Coordinate flooring work with painting, cabinetry, fixtures, and other renovation tasks.

Coordinated flooring work can reduce conflicts with painting, cabinetry, and fixture installation.

Process

Steps for refinishing hardwood floors

1

Inspect the wood surface

We check the boards, old coating, scratches, stains, loose areas, room access, and nearby finishes.

2

Set the preparation scope

We decide whether the floor needs full sanding, a screen and recoat, repair, or a different flooring service.

3

Control dust and prepare rooms

We plan access and dust containment before sanding begins around furniture, cabinetry, walls, and other finished surfaces.

4

Sand the existing coating

Sanding removes worn coating and prepares the hardwood for the selected stain or finish.

5

Apply stain when selected

We apply the chosen stain after preparation when the project includes a color change.

6

Apply the finish coating

We coat the prepared wood surface and review the completed flooring scope at handover.

A situation this service fits

A typical buyer may have worn floors in a home or commercial space and want to preserve the existing layout. We check the coating, boards, room access, and nearby finishes before deciding between full sanding, a screen and recoat, repair, or replacement.

How to judge the right refinishing approach

Surface condition before sanding

We check the wood and old coating before choosing the preparation level. A floor with deep damage, loose boards, or major moisture issues may need repair or replacement before refinishing.

Screen and recoat fit

A screen and recoat refreshes a sound finish with lighter preparation. It does not remove deep stains, major scratches, or damage that reaches into the wood.

Dust control during preparation

Dust containment matters when sanding takes place near occupied rooms, furniture, cabinetry, or commercial work areas. We include access and protection needs in the project plan.

Licensed and insured project partner

Our tradespeople are fully licensed, bonded, and insured, and we bring the flooring scope into a wider remodeling plan when the property needs more than floor work.

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

After experiencing water damage in our home, we needed to replace all our flooring, some kitchen cabinets, and redo our primary bath. Linda and her team truly saved the day after a disappointing experience with another contractor. She worked closely with us to choose the perfect tiles for our bathroom and find flooring that suited our home. Her contractors did exceptional work, from leveling the floors to installation and cabinet remaking, all while maintaining a high level of professionalism. Linda answered all our questions along the way, and we cannot speak highly enough of the work she and her team performed!

Questions about refinishing hardwood floors

What methods are used to refinish hardwood floors for Hardwood Floor Refinishing?

Full sanding is the main method when worn coating or surface damage needs removal. A screen and recoat suits sound floors with lighter wear.

  • Dust containment controls sanding dust.
  • Stain application changes the wood color.
  • Finish coating protects the prepared surface.

The floor check decides which method fits the boards and existing coating.

How do I know whether sanding or a recoat fits my floor?

The existing coating and wood condition decide whether sanding or a recoat fits. A screen and recoat works for a sound finish with surface wear, while deeper scratches or exposed wood need more preparation.

We inspect the floor, check damaged areas, and explain the scope before pricing. That review also identifies boards that need repair before coating.

Which floor problems need repair before refinishing?

Loose boards, deep gouges, major stains, and suspected moisture damage need review before refinishing. Coating over those issues can leave the underlying problem visible or unresolved.

Our assessment separates surface wear from board damage. We then explain whether repair, refinishing, or replacement best fits the floor and the wider renovation plan.

When should stain be chosen for a flooring project?

Stain should be chosen after the wood condition and sanding scope are reviewed. The final color depends on the wood, nearby cabinetry, paint, fixtures, and the desired room finish.

We discuss stain as part of the project plan, not as an isolated color choice. A quote can include stain application when the customer wants a changed floor color.

Why does dust control matter during floor sanding?

Dust control matters because sanding creates fine dust near walls, furniture, cabinetry, and finished surfaces. Planning the work area helps protect adjacent parts of the property.

We review access and nearby finishes before preparation begins. Commercial clients can also include room protection and work-area planning in the flooring scope.

What changes the quote for refinishing a wood floor?

Floor condition, preparation depth, room access, stain selection, finish coating, and related repairs change the quote. Connected rooms and nearby renovation work can also affect the project scope.

We offer free consultations and prepare the quote from the actual flooring needs. A clear scope helps you compare preparation, materials, and related finish work.

Who provides hardwood floor refinishing for remodeling projects?

HomeRemodelSammamish.info provides hardwood floor refinishing for residential and commercial remodeling projects. Our tradespeople are fully licensed, bonded, and insured.

We can place flooring work within a larger plan that includes layout changes, painting, cabinetry, fixtures, and other finishes. The project scope explains which work belongs to the floor and which work belongs to the wider renovation.
