What Hardwood Floor Refinishing Covers

Hardwood Floor Refinishing is a restoration service that removes worn surface material and applies a new floor finish.

  • Refinishing differs from cleaning because it addresses the wood surface and finish, not only dirt or light marks.
  • The service scope requires an assessment of board condition, existing finish, stains, scratches, and the surrounding remodel plan.

About

What hardwood floor refinishing changes in a room

Hardwood floor refinishing renews the visible wood surface and its protective coating. The work may address scratches, worn color, dullness, and marks that cleaning cannot remove. The result depends on board condition, past coatings, stain choice, room use, and the floor's place within the larger remodel. A floor with deep damage may need a different scope from one with light surface wear. Our approach starts with the floor itself. We review the surface, discuss the look you want, and document the agreed work before engagement begins. That step helps prevent mismatched color, missed edge work, and surprises when flooring connects with cabinets, trim, or doors.

Process

How we plan and complete floor refinishing

1

Inspect the boards and existing finish

We assess scratches, stains, edge wear, loose areas, and the current coating to identify the right work scope.

2

Set the finish and project scope

We discuss color, sheen, room use, adjoining finishes, and the wider remodel before documenting the agreed work.

3

Prepare the floor surface

We prepare the wood for refinishing by addressing the conditions identified during assessment and protecting connected work areas.

4

Apply and review the finish

We apply the selected finish and review the completed surface for color, coverage, edges, and fit with the surrounding room.

5

Provide the project handover

We explain the completed scope and finish care as part of the final handover for the remodeling project.

What to prepare before floor refinishing

A few details help us set a useful scope before work begins.

  • Note the rooms with scratches, stains, dull areas, or uneven color.
  • Share photos of the floor and nearby cabinets, trim, doors, or fixtures.
  • List any color or sheen preferences you want to discuss.
  • Tell us about pets, children, tenants, customers, or other access needs.
  • Gather any past remodeling notes that affect the floor or adjoining finishes.

Leaving a long overdue review. Linda helped us remodel our bathroom and kitchen last year. We also did some flooring improvements, and some electrical and plumbing work along the way. The pricing was very reasonable, and we appreciated that Linda was always conscious of our budget, when we made adjustments to our plan. The work was delivered very quickly on promised timelines. She had some really good suggestions around the choice of flooring, which we are thankful for (especially looking back after a year). Also appreciate her sense of style.. it helped us make the right choices for countertops, tiles and fixtures. It all looks great, our guests often comment on how beautiful our kitchen looks. Thank you!

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Questions about restoring worn hardwood floors

What changes the cost of sanding and refinishing a wooden floor?

Floor condition, room size, existing coating, stain choice, edge work, and connected remodeling affect the project cost. Deep scratches or uneven color can change the preparation needed. We review those conditions during a project consultation, then prepare a customized scope and estimate. The estimate reflects the work discussed for your property, not a generic flooring package.

Can I stay in my house while the floors are refinished?

Occupancy depends on the work areas, access plan, finish products, and how the rooms connect. We discuss household routines, pets, children, and room access during planning. A phased scope may help separate living areas from the work area when the project allows it. We document the agreed access plan with the rest of the project scope.

Can I refinish hardwood floors myself?

DIY refinishing carries risks because uneven sanding, missed edge work, and poor finish control can leave visible defects. The floor needs assessment before sanding begins, especially when boards have deep marks or old coatings. We inspect the surface, plan the preparation, and coordinate the finish with nearby trim, cabinets, and other remodeling work.

Who provides hardwood floor refinishing for remodeling projects?

HomeRemodelSammamish.info provides hardwood floor refinishing for residential and commercial remodeling projects. We connect the flooring scope with room layouts, cabinetry, trim, fixtures, and finish selections when those items are part of the project. Our licensed and insured general contractor team documents the agreed work and manages the handover with the wider remodel.

How do I choose a finish for worn wood flooring?

Finish choice should match the wood condition, desired color, room use, and nearby materials. A stain changes the floor's color, while the protective finish affects its surface appearance and care needs. We guide finish-material selections when requested and review how the choice fits cabinets, trim, doors, and the overall remodeling plan.

What can go wrong during hardwood floor refinishing?

Uneven sanding, missed edge wear, mismatched stain, and coating problems can spoil the finished surface. We look for these risks during the floor assessment and set the scope around the actual condition. If a problem appears during preparation, we address the affected step before the finish is applied and explain any change to the documented work.

Does refinishing fix damaged hardwood boards?

Refinishing improves the surface, but severely damaged or unstable boards may need a different repair decision. We inspect scratches, stains, movement, and board condition before defining the work. That review helps separate surface renewal from repair or replacement needs, so the final scope matches what the floor can support.

Key Points About Hardwood Floor Refinishing

  • Floor condition determines whether refinishing, repair, or replacement fits the project.
  • Stain changes color, while the protective finish covers the prepared surface.
  • Edge wear and doorway transitions need the same review as the room center.
  • A documented scope helps connect flooring with cabinets, trim, doors, and fixtures.
  • Free consultations provide a place to discuss finish choices and project needs.

When Customers Call Us About Hardwood Floor Refinishing

1

Worn Floors During a Room Remodel

A room may have sound boards but a tired surface that no longer fits new cabinets, trim, or fixtures. The key decision is whether the floor belongs in the same scope as the remodel. We inspect the boards and existing finish, then document the flooring work with the other planned updates before preparing an estimate.

2

Uneven Color Across Connected Rooms

Color changes between rooms can come from wear, old stain, spills, or past repairs. Connected flooring needs a careful review because a small sample may not represent the whole surface. We compare the affected areas, discuss finish choices, and set a practical scope for the rooms that need attention.

3

Commercial Floor Wear During Operations

A retail or office floor may show traffic wear while the business still needs orderly access. The work plan must account for room use, adjoining finishes, and areas that connect with the remodeling scope. We discuss access needs during consultation and document the floor work, finish selections, and handover details.
