Supporting Clients Across Bellevue

Home additions create usable space without requiring a move. We help homeowners and commercial clients plan bedrooms, living areas, offices, tenant spaces, and other unfinished areas.

The key decision is how the new structure will connect with the existing one. A concrete foundation, stick framing, roof framing, siding, and windows must work together before finishes begin. The right scope also accounts for plumbing, electrical work, cabinetry, flooring, painting, and fixtures where the design calls for them.

This page focuses on added space, not a general whole-home renovation. We review the proposed use, the current layout, and the construction details that affect the plan. Clients then receive a tailored path from concept through handover.

  • Confirm how the added room will be used.
  • Review the existing layout and the proposed connection.
  • Choose foundation, framing, roof, siding, and window details.
  • Coordinate plumbing, electrical work, finishes, and access.
  • Set a clear project scope before construction begins.

What Added Space Changes for the Customer

A planned addition gives your household or business room for a clear new use.

Connected framing and roof work help the new structure read as part of the property.

Design and construction stay under one project plan, so decisions are easier to track.

Finish coordination helps flooring, paint, cabinetry, fixtures, and trim work together.

Commercial clients can plan added space around operations and site access.

How to Judge the Right Addition Plan

Match structure to the new use

The layout, foundation, framing, windows, and services should support how the room will work each day. We explain the scope before construction so the plan stays tied to your needs.

Keep design and construction connected

Our design and build process carries the project from spatial planning through finishes. That gives you one organized path for layout choices, construction questions, and final handover.

Know when an addition is not the fit

An addition is the wrong job when the goal only involves updating an existing room. A kitchen, bathroom, office, or whole-home remodel may suit that scope better.

Use clear project records

Plans, finish selections, and scope notes help keep decisions visible. They also give commercial clients a practical way to track work around daily operations.

Steps for Planning and Building an Addition

1

Define the new room's purpose

We discuss how you will use the space, what the current layout lacks, and which rooms or work areas belong in the plan.

2

Plan the foundation connection

The concrete foundation plan sets the base for the addition and guides the relationship between the new structure and the existing property.

3

Frame walls and roof

Stick framing forms the walls, while roof framing sets the new roof structure and its connection to the building.

4

Coordinate exterior openings

We plan siding matching and window installation so the exterior supports the design and the room receives its intended light.

5

Complete services and finishes

Plumbing, electrical work, flooring, painting, cabinetry, fixtures, and trim follow the approved scope before final handover.

Overall I enjoyed working with Linda and her team. Even though there were no major redesign of spaces and I knew exactly what tile/fixtures/cabinets etc I wanted I still was appreciative of her insight on certain details and choices. It was very easy to collaborate with her. She makes an effort to be in-tune with a client. She was very responsive and took care of everything that needed attention as soon as she was able too. She made sure that I was listened to and taken care of as a client with her subcontractors. I would work with her again.

After experiencing water damage in our home, we needed to replace all our flooring, some kitchen cabinets, and redo our primary bath. Linda and her team truly saved the day after a disappointing experience with another contractor. She worked closely with us to choose the perfect tiles for our bathroom and find flooring that suited our home. Her contractors did exceptional work, from leveling the floors to installation and cabinet remaking, all while maintaining a high level of professionalism. Linda answered all our questions along the way, and we cannot speak highly enough of the work she and her team performed!

Best remodel experience we have ever had. The oversight, careful workmanship and ownership of the project was above expectations. Our design team was amazing. We also had the same person do all the work start to finish and was a total Pro. Could not recommend enough and will be doing any and all projects through them. This place is a gem.

Questions About Planning a Home Addition

What part of an addition changes the project price most?

Foundation and structural scope often have the greatest effect on an addition quote. A larger footprint, complex roof connection, new plumbing, electrical work, or upgraded finishes can change the work involved.

The quote should also account for windows, siding, cabinetry, flooring, and painting. We review these choices during the consultation and explain what belongs in the defined scope.

How does the first consultation for an addition work?

The first consultation covers the proposed use, current layout, design goals, budget, and construction scope. We discuss where the new space connects and which finishes support the plan.

Bring any property drawings, room measurements, photos, and finish ideas you already have. Those details help the design discussion stay focused, but the project plan develops from the full review.

When does an addition make more sense than remodeling?

An addition fits when the property needs new usable space that the existing footprint cannot provide. A remodel fits when the needed change stays within current rooms.

The decision depends on room use, layout, structure, and budget. We compare the proposed space with options such as a kitchen, bathroom, office, or whole-home remodel before setting the work scope.

Why do siding and windows matter in an addition?

Siding and windows affect how the addition connects to the existing exterior and how the new room feels inside. Their size, placement, finish, and relationship to the roof all belong in the design review.

The exterior choices also affect trim, wall openings, daylight, and finish work. We coordinate these details with the framing plan before construction moves into final surfaces.

Who handles design and construction for these projects?

HomeRemodelSammamish.info handles home addition design and construction through Design and Build NW. Our team manages spatial planning, construction, finishes, and final handover.

We also coordinate remodeling work such as plumbing, electrical tasks, flooring, painting, cabinetry, fixtures, and trim when the addition requires them. Clients receive one project scope that follows the work from concept to completion.
